What off-grid really means
A raw parcel may have no public water, sewer, electricity, maintained road, structures, or cellular service. Confirm each item separately; remote does not automatically mean private, accessible, or usable.
Plan for simple outdoor use
For hiking, camping, stargazing, photography, or a seasonal retreat, verify overnight-use rules, fire restrictions, waste disposal, parking, road conditions, and nearby public-land boundaries.
Build a resilient systems plan
Estimate water storage or well feasibility, permitted wastewater, solar exposure, backup power, heating, communications, and all-weather access. Redundancy matters when services are distant.
Buy for the site you can manage
Walk the land in realistic weather, assess slope and drainage, ask who maintains the road, and calculate travel time. A smaller accessible parcel can be more useful than remote acreage you cannot reach.
